Professional Tile & Grout Cleaning

May 11th, 2026

Tile floors are a beautiful, durable addition to any Long Island home, but keeping them looking brand new is incredibly difficult. Over time, the porous lines between your tiles trap dirt, spills, and cleaning residues, leaving your floors looking dark and neglected. While regular mopping handles the surface, true maintenance requires specialized equipment and expert knowledge. Let us dive into the facts about professional tile and grout cleaning and how the right approach can completely transform your living space.

What Is Grout Restoration?

When homeowners see deeply discolored floors, they often assume they need expensive regrouting or complete floor replacement. However, what people call “grout restoration” does not usually require tearing up your floors or applying colored paints. Often, the absolute best restoration for grout is simply a very thorough cleaning by a professional tile and grout cleaner.

At ATC Rug Washing and Specialty Cleaning Services, located in Farmingdale and servicing all of Long Island, we use advanced truck-mounted systems to restore floors. Our high-heat, high-pressure extraction safely flushes out years of embedded dirt. By lifting the bonded soils out of the porous material, we naturally restore the grout lines back to their original color and pristine condition.

Can Deep Stains Be Removed?

Kitchen spills, pet accidents, and hard water can leave behind stubborn blemishes that regular scrubbing cannot fix. In many cases, deep stains can be successfully removed using our standard high-alkaline cleaning solutions and mechanical agitation. We successfully extract heavy greases and set-in dirt on a daily basis.

Occasionally, however, we encounter exceptionally stubborn stains that have permanently bonded with the porous cement of the grout. In these rare instances, we may have to use a specialized acid to safely etch the grout. This controlled process removes a microscopic top layer of the grout line, effectively lifting away the permanent stain and revealing a fresh, clean surface underneath.

Should I Seal Grout?

The question of whether to apply a clear sealer after cleaning is a highly debated topic in the professional cleaning industry. Many companies push this as an essential add-on service. However, here at ATC Rug Washing and Specialty Cleaning Services, we purposefully opt not to use grout sealer.

The primary reason we avoid sealer is that, over time, foot traffic causes it to wear away very unevenly. When the sealer degrades in high-traffic areas but remains in the corners, you end up with highly visible, patchy dirty spots instead of a uniform look across the whole floor. Additionally, when it comes time for your next professional cleaning, it is often difficult to remove that degraded sealer buildup. This leftover residue can actually block our cleaning solutions, leading to a much less positive cleaning result.

Does Cleaning Remove Mold?

Bathrooms, showers, and humid areas are notorious breeding grounds for mold and mildew. Because our professional cleaning process utilizes incredibly high heat and intense vacuum extraction, it is highly effective at sanitizing surfaces. In many cases, a thorough professional cleaning of your tile and grout will completely remove surface mold and mildew from the area.

However, it is important to understand the difference between surface mildew and a structural mold infestation. If mold has penetrated deeply behind the tile, into the drywall, or under the subfloor, surface cleaning will not resolve the root cause. For severe or recurring issues, you should always speak to a licensed restoration professional to ensure your home’s structural environment is completely safe.
